Why per-square-foot inputs?
Commercial landlords quote rent in annual $/sqft terms — "NNN at $28/sqft" or "FSG at $36/sqft." This calculator uses that same format so you can go directly from a lease proposal to total cost without converting first.
What this calculator doesn’t show
This is a projection, not a guarantee. Your actual CAM charges depend on the landlord’s operating costs and whether your lease has a cap. Leases with uncapped CAM can grow significantly faster than this model assumes.
What to negotiate based on these numbers
Once you see the Year 5 number, you know where your leverage is. If CAM is a large share of the total, push for a 3-5% annual cap on controllable expenses. If the rent escalation is compounding aggressively, negotiate a lower fixed rate or CPI floor.
